“I had the distinct opportunity to work personally with the J.A. Green team on the build-to-suit development for Forward Air. The project was probably one of the more complex ones I have had involvement in since being involved in economic development in Irving. Dan Green and team identified a 38-acre tract of land adjacent to DFW International Airport … deemed as what I would define as “distressed” property. A large portion of the property fell into the flood plain, so it involved FEMA and Army Corps of Engineers. In addition, the property was physically located near Irving’s western edge of its city-limit, so bringing adequate water pressure to the site for fire prevention purposes posed a real challenge. And, if there were not enough challenges already, the road adjoining the length of the property’s frontage was a very old and narrow, sparsely traveled 2-lane city street … certainly not built years ago with the intention of supporting hundreds of semi-tractors and trailers daily. Dan and his team persevered through each and every challenge presented them with optimism and will to overcome. In the end, J.A. Green Development developed a very industry friendly and functional 215,000 square foot warehouse and distribution facility for Forward Air and constructed a new, 10-inch thick cement two-lane roadway of approximately 3,400 linear feet. Through all of this, Dan maintained his composure; remained very professional at all times, completed the project on time, and most importantly, finalized the project within budget.
